What to Expect When You Sell Your Home in the San Fernando Valley

A step-by-step look at the selling process — from preparing your home and setting the right price to accepting an offer and closing escrow.

Selling a home in the San Fernando Valley involves more steps than most people expect. Understanding the process before you start helps you make better decisions, avoid surprises, and ultimately net more money from your sale.

Step 1: Decide on your timeline and goals. Are you selling because you are relocating, upsizing, downsizing, or cashing out equity? Your motivation affects your strategy. A seller who needs to close quickly may price differently than one who can wait for the right offer.

Step 2: Prepare the home. Buyers in the Valley are sophisticated. They have seen a lot of homes and they notice deferred maintenance, dated finishes, and poor presentation. At minimum, you should deep clean, declutter, touch up paint, and address any obvious repairs. Staging — even partial staging — consistently produces better photos and better offers.

Step 3: Price it correctly from the start. Overpricing is the most common and most costly mistake sellers make. A home that sits on the market for weeks starts to look like something is wrong with it, even if there isn't. Your agent should show you recent comparable sales — not just active listings — and help you set a price that attracts serious buyers.

Step 4: Go live and market aggressively. Professional photography is non-negotiable. Most buyers start their search online, and homes with poor photos get fewer showings. Your agent should also market beyond the MLS — social media, email lists, agent networks, and open houses all play a role.

Step 5: Review offers carefully. Price is important, but it is not the only thing that matters. A lower offer with no contingencies and a strong down payment may be better than a higher offer with financing uncertainty. Your agent should help you evaluate the full picture.

Step 6: Navigate escrow. Once you accept an offer, you enter a 30-day escrow period. The buyer will conduct inspections, finalize their loan, and review disclosures. You will need to respond to any repair requests and complete your own disclosure obligations. Stay in close contact with your agent during this period.

Step 7: Close and move. On closing day, the buyer's funds are wired, documents are signed, and the deed transfers. You hand over the keys. The process is complete.
