The most important thing to understand about buying a condo is the HOA — the homeowners association that manages the building or complex. HOA fees cover shared expenses like landscaping, exterior maintenance, insurance, and amenities. They can range from $200/month to $800/month or more, and they affect your total monthly cost significantly.

Before you make an offer on a condo, review the HOA's financials. You want to see healthy reserves (money set aside for future repairs), no pending special assessments (one-time charges for major repairs), and a well-run board. A condo with a poorly managed HOA can become a financial headache.
