The San Fernando Valley real estate market in 2026 is best described as competitive but selective. Well-priced, well-presented homes in desirable neighborhoods are still selling quickly and attracting multiple offers. Homes that are overpriced or poorly presented are sitting longer than sellers expect.
Inventory remains below historical norms. Many homeowners who locked in low mortgage rates in 2020 and 2021 are reluctant to sell and take on a higher rate on their next purchase. This has kept the number of available homes relatively low, which continues to support prices in most Valley neighborhoods.
Interest rates have moderated from their 2023 peaks but remain elevated compared to the pandemic era. Most buyers are financing at rates in the 6–7% range. This has reduced purchasing power compared to a few years ago, which is one reason why the market, while competitive, is not as frenzied as it was in 2021 and 2022.
Prices vary significantly by neighborhood. Calabasas and Hidden Hills remain among the most expensive areas in the Valley, with median prices well above $1.5 million. Encino and Sherman Oaks typically range from $1 million to $2 million for single-family homes. Woodland Hills and Tarzana offer more entry-level options, with many homes in the $800,000–$1.2 million range.
For buyers, the current market rewards preparation. Get pre-approved before you start looking. Have your down payment funds ready to document. Be prepared to move quickly when the right home comes along — in desirable areas, good homes still go fast.
For sellers, the market rewards honesty. Buyers are well-informed and have seen the comps. Overpriced homes sit. Homes that are priced correctly, presented well, and marketed aggressively are still achieving strong results.
