Viva L.A. at Warner Center: Affordable Senior Housing Development Planned for Woodland Hills

Warner Center could soon look very different. A massive new senior housing development called Viva L.A. at Warner Center is being proposed at 6400 Canoga Avenue in Woodland Hills, bringing nearly 3,200 affordable senior residences to the heart of the West Valley.

The approximately $2 billion project would include four high-rise towers, roughly 34 to 42 stories tall, built in phases on a 4.71-acre site.

What makes Viva L.A. especially interesting is the concept. Rather than a traditional senior living campus, the project is designed as a vertical community where residents would have private bedrooms and bathrooms while sharing kitchens and living spaces within smaller neighborhood-style groups.

Plans also include 24-hour staffing and assistance with daily needs, along with community amenities such as outdoor decks, raised gardens, a pool and walking areas. Ground-level businesses could include a coffee shop, convenience store and bank, and developers have also discussed adding a health center.

According to reporting from the Los Angeles Times and CBS Los Angeles, residents are expected to qualify based on income, with eligibility around 60% of the area's median income. One estimated rent cited for the project was about $1,749 per month, although actual rents could vary depending on income.

The location is also significant. Viva L.A. would sit near the planned Rams Village development and is part of the larger transformation of Warner Center into a more walkable, residential and urban neighborhood.

The project is still in the planning stages, so there is currently no announced opening date or application process.
